Large Newton, MA home for rent now!

Home is perfect for a large family that has a need for housing for a year or more in Greater Boston. Tenants are responsible for all utilities, including pool maintenance. Wait, there's a pool? My current understanding is that the landlord is paying the agency fee for this property. I am a real estate agent for an agency that specializes in rentals in Allston and Brighton. When I come across interesting properties such as this Newton property I market them. I would like some successes to reflect back on this upcoming summer when I have to explain that summer is a very difficult time for students to find housing for the fall in Boston. Sometime in late August of 2024 I expect to be contacted by prospective tenants for Allston with conversations that begin: Prospect: "Hi, I am looking for a cheap, luxury Allston condo for September 1 with no-fee." Me: "We don't have anything for September 1 for Allston." Prospect: "Oh, you are playing hard-ball. OK, I will pay a fee." Me: "We don't have ANYTHING for September 1 for Allston."
