No prior evictions within the last 5 years.
No outstanding rental debt.
Rental references must confirm timely payments, lease compliance, and no major damages.
5. Criminal Background Check
No violent crimes, drug-related felonies, sex offenses, or property-related felonies within the last 7 years.
Misdemeanors and other offenses are reviewed case by case.
6. Employment Verification
Applicants must provide proof of stable employment or verifiable sources of income.
Self-employed applicants must provide tax returns and bank statements.
7. Occupancy Limits
Maximum of 2 occupants per bedroom, per local and state regulations.
8. Pet Policy (If Applicable)
Pets are allowed on a case-by-case basis with approval.
A non-refundable pet fee of $100 per pet is required.
Monthly pet rent of $ 50 per pet applies.
