208 Properties, LLC screens, reviews, and approves all applications. 208 Properties, LLC reserves the right to hire service providers to perform various tasks, including but not limited to background checks, criminal history checks, employment verification, etc. Below are important guidelines that 208 Properties, LLC applies to all rental applications.

RENTAL HISTORY
208 Properties, LLC looks into the applicant’s previous five year rental history, including contacting the previous landlords for information. Applicants that have been evicted within the previous five years will not be considered.

CREDIT CHECK
208 Properties, LLC requires applicants to have a minimum credit score of 600. No applications will be considered without written consent, from all applicants, for 208 Properties, LLC to run a credit check.

INCOME VERIFICATION
208 Properties, LLC will verify employment and income. Applicants must comply with 208 Properties, LLC’s requests for documentation.

CRIMINAL HISTORY
As part of the applicant’s background check, 208 Properties, LLC looks into criminal history. Applicants that have been convicted of violent crimes within the previous seven years will not be considered. Applicants that are registered sex offenders will not be considered. 208 Properties, LLC, or their hired service providers, will look into court records.

ILLEGAL SUBSTANCE ABUSE & CRIMINAL ACTIVITY
Illegal drug use and criminal activity will not be tolerated and shall be considered tenant default.

SECURITY DEPOSIT
208 Properties, LLC requires a $2,350 security deposit. Details of how the security deposit will be handled are in the lease agreement. The security deposit will be due to 208 Properties, LLC within three days of notification that the tenant’s application has been selected for lease. 208 Properties, LLC will not sign the lease granting the tenant access to the property until the security deposit has been received.
