4. Last Month's Rent.
--Tenants are responsible for all utilities, including water, sewer, garbage, electricity, gas, internet/Wi-Fi services, lawn maintenance, yard waste, etc.
--A minimum credit score of 700 is required for application approval. Applicants with credit scores below this threshold may be denied- however, property owners reserve the right to consider exceptions on a case-by-case basis.
--NO PETS are allowed on the premises, including visiting pets from friends or guests.
--Each rental applicant must demonstrate a consistent pattern of meeting their rental obligations, leaving prior properties in good condition, and not having a history of complaints from neighbors.
--No smoking of any kind (tobacco, vaping, marijuana, etc.) is permitted inside or outside the property.
--Proof of verifiable employment and a verifiable source of income of at least three times the rent in gross income is required.
--The rental cost should not exceed 33% of the tenant's gross monthly income, adhering to a 3:1 income-to-rent ratio.
--Positive, verifiable landlord references are required.
--Portable screening reports are not accepted for application purposes.
--A positive government-issued photo ID and a completed application are required for each occupant aged 18 years and older.
--Renters insurance is required for all tenants.
--Applicants must arrive on time for scheduled showing appointments.
--Applicants must maintain a favorable credit history, free from negative issues that may indicate a high-risk profile or a pattern of payment delinquency. Applicants with charge-offs, outstanding debts, or a history of delinquent payments may face denial of tenancy.
--Immediate denial of an application may occur under the following circumstances: submission of false, incorrect, or misleading information- or any threatening or abusive behavior directed towards leasing representatives, agents, or contractors.
--To qualify for this rental, applicants must demonstrate a reserve of three months' expenses, calculated as follows: (monthly rent + other monthly charges) x 3. Checking and savings account balances will be considered at 100% of their value.
