One of two unfurnished rooms (each room roughly 11 ft. by 10 ft. and each has a 2 ft. deep, 5 ft wide, 8ft tall closet) opening for rent starting September 16th 2024 (potentially the 15th but most likely the 16th) in extremely well appointed new townhome! Note: price is per room per month, not for both together. The rooms share a large, well appointed bathroom. Utility prices for sewage, HOA, and highest speed available internet are included in your monthly rent - gas, electric and water are shared evenly amongst all tenants. Note: we have solar! The electricity bill is quite cheap even with the AC running regularly.
FURTHER NOTE: These prices are based on a minimum 1 year lease duration! I am getting multiple responses from people looking for short term leases - this doesn't necessarily disqualify you, but understand that we will need to discuss further regarding monthly rate for short term leases (3 to 6 month leases, month to month, etc. etc.). In all likelihood, if I receive an offer from a quality candidate for a year long lease I will prioritize said applicant(s) over short term leases.
Location:
On the border of Carlsbad and Vista just north of the 78 freeway, 10 minute drive to the beach and Carlsbad Village, centrally located to multiple colleges and hospitals (CSU San Marcos, Mira Costa College, Palomar College, University of St. Catherine, Tri-City Medical Center, etc.). Less than a mile from Costco, multiple grocery stores, restaurants, coffee shops, etc! Extremely convenient location, you can easily walk or bike to get groceries if you want to save on gas, but far enough away from main streets etc. that it stays quiet. One of the best carnicerias and taco stands in the area (Primo's Market) is a 1 minute walk down the street, and their 69 cent taco deals every Tuesday and Friday are absolute fire! Feel like overcompetitive putt putt golf? Walk 30 seconds down the street to Boomers and show your friends why you're the king/queen of the course!
General Unit Info:
The townhome itself is a 3 bedroom 2.5 bathroom massive unit with oversized 2 car garage, brand new, constructed in 2020. The unit has all new appliances including a large fridge/freezer, gas range/oven, dishwasher, high efficiency in-unit washer and dryer with separate laundry room, new barbecue for the back patio (purchased it on memorial day 2022!). Very well insulated (even the garage is insulated!) and has solar panels, so we can run the AC during the hot summer months without worrying about a crazy electric bill. As a tenant you get full access and use of the kitchen, downstairs and upstairs living room, back patio, effectively all of the shared areas in the house. The shared areas (living room and kitchen) are fully furnished, including large dining table/chairs that shrinks to as small as a 2 person table or extends to a 12 to 14 person table, sectional 'smart' couch with 3 recliner seats (2 powered, one lever), two non reclining seats, and multiple USB plugs for all of our phones to charge while watching a show, entertainment center with massive TV for communal use (I've got a Nintendo Switch with 4 pro controllers, netflix, hulu, disney, HBO, ESPN and other subscriptions), etc. etc.. Brand new silverware, full compliment of pots and pans (brand new), dishes, large blender, Insta-pot, slow cooker and various other appliances for use as long as you treat them with care.
The unit has a 2nd living room/loft area on the 2nd story between all of the bedrooms with a large smart TV. This space is furnished with a large L sectional couch great for watching shows / playing games in comfort, and the couch has a queen fold out couch in case family or friends needs to crash for an evening or two (just give me a heads up first!). There is also a WIFI enabled printer in the corner nook that you are more than welcome to use for any school, work, or personal needs - just pitch in for ink if you plan on using it often.
The unit also has a small back yard, partially covered in brand new astro-turf, partially brick patio. Has various umbrellas, plants and yard furniture out here, so a great spot to hang out and catch some fresh air and the breeze, have bbqs and get-togethers, etc.
Additional Amenities/Parking:
The townhome complex has access to a community clubhouse and hot tub area, which you are entitled to use as a tenant (as long as you obey all relevant rules of course and are respectful of other community members). This clubhouse area is excellent for having small get-togethers and cookouts, has a couple outdoor grills that the HOA stocks with propane, and is a quick 1 minute walk from the townhome.
In regards to parking, we have two parking spots in the driveway. Additionally, there is ample free street parking within about 10 seconds walk from the unit. On the rare occasions I'm out of town on travel and need to stash my car, I *may* temporarily post my car up in one of the two parking spots, but worst comes to worst I can just make room in the garage to hide my car temporarily.
Garage/Home Gym:
The garage is not available for parking nor tenant storage as it is used for storage of my multitude of outdoors equipment, tools, and various other supplies. The majority of the garage space is dedicated to my very well equipped home gym! As a tenant, you are more than welcome to use the gym at your own risk - I'll have a very basic liability form to sign, but long story short I'm not responsible if you try to lift way out of your ability range and injure yourself.
The gym has the following equipment and more:
-Power cage/squat rack with over 500 lbs in Olympic weights, pullup bar with various grips, high and low cable attachments with variety of handles and grips to allow full range of cable exercises
-Two weight benches (one standard bench, one with leg extension/leg curl and bicep curl attachment)
-Full size, short size, hex/trap and curved Olympic-size bars
-Landmine attachment for bar rows, shoulder presses, etc
-Pair of adjustable dumbbells that go from 10 lbs to 80 lbs each (in 5 lb increments)
-Pair of adjustable kettlebells that go from 8 lbs to 40 lbs each (roughly 5 lb increments, they stagger slightly)
About Myself (the live-in landlord/homeowner):
My name is Colin, I'm a 33 year old pharmaceutical engineer that works in Carlsbad. Very neat and organized guy but generally laid back and low stress. I love the outdoors, host ski/snowboard clubs most weekends in the winter season, love biking and kayaking when it's warm out, and am absolutely addicted to cooking and hosting bbqs/cookouts. I can actually provide a list of previous roommates and landlords who can vouch for my character, generosity and culinary talent! You're pretty much guaranteed to get fed by me on a semi-regular basis. Big fan of open and honest communication, firmly believe in mutual respect (not going to flex the landlord card over you unless you're really doing something wrong or crummy) and I am genuinely interested in fostering a feeling of home, trust, and friendship at this house. I'll be living out of the master bedroom/bath that is on the opposite end of the 2nd story from the two bedrooms for rent.
Desired Tenants/House Rules:
I am interested in renting to working professionals and/or students who value and contribute to a clean home, take care of their responsibilities, pay their rent/utilities on time, and value a healthy lifestyle. Good credit score is a must. Absolutely NO smoking or vaping inside the home (420 friendly on the back patio is fine if you clean up after yourself). No couples, no pets, no exceptions, sorry! Each room is for an individual tenant only (yes, you can occasionally have someone spend the night if you knock it out of the park on a date or if your significant other is visiting, I'm just not cool with a live-in girlfriend or boyfriend situation). Would also like each tenant to get basic renter's insurance to cover their own belongings/etc. In terms of chores, we evenly split responsibility/take turns on stuff like taking out the trash or emptying the clean dishwasher - basically if it's a common area good and shared use, we all stay accountable and do our part. I have a goofy looking chore wheel I made that helps ensure we all take our fair turns and there's no bad faith accusations - this house is all of our sanctuary from the stresses of life and work, roomie drama is not on the menu!
Showings/Availability/Etc.:
The room will be tentatively available for rent starting September 16 2024 - one of my current tenants is moving out on great terms to get a pad with his older brother who is moving to SD (he is also available as a reference if you're curious about his experience renting the room). If you do find that you want to move in, background check/income verification/credit check is required. I can provide more details on that once you contact me. Regarding showings, will have to schedule that with you directly as I am obligated to give the current tenants a 24 hour heads up when showing the room/house so as not to invade their privacy.
