- One designated covered parking spot (there is additional free uncovered parking available throughout community- additional car ports / garages may be available for rent within community)

- Trash, water, sewage, and snow removal are included
- Access to community amenities (gym/pool/clubhouse/mailbox)
- Whole home air filter replacement provided (every two months)
- Reverse Osmosis water filtration system

Below items are tenants’ responsibility & expectations:
- No smoking is allowed inside unit (or on patio)
- $2,200/month paid by the 2nd of each month (5% late fee if not received by the 12th)
- Utilities: gas, electric and internet
- $500,000 renters insurance policy required by move-in date (proof of coverage must be provided) and maintained throughout the length of lease agreement
- Background/credit check and proof of income/employment is required before move-in
- One-time refundable security deposit in addition to first month’s rent due before move-in

Pets:
- Up to two pets are permitted (dog or cat only)
- $300 refundable pet deposit required
- Pet rent is $35/month per pet
