Outdoor Patio or Lanai has a Patio set for 4 people whether its early morning coffee or a wine in the evening looking at the lake view and golf view and sunsets are just beautiful.
The property comes with one car port and included in the base rent and one secluded storage room with keys in the condo for storing a golf cart, bike, or any other stuff that you may have.
-- Some fees are not included in the base rent because these fees are needed 2 to 3 weeks before your arrival so you won't have any issues entering the Club/Resort for use of any amenities after booking is confirmed and few weeks before I would request you to pay the fees and sign the lease agreement.

Membership and Golf fees are 642$ irrespective of no of months rental. Security deposit is also a one-time fee. Please make sure the property is maintained in top condition in the same way it was handed to you. If you don't want to use any amenities including golf, then these fees don't apply.

-- Cleaning (Non-Refundable): One time departure cleaning of 250$ per rental
-- Pet fees (Non-Refundable): We welcome pets (Dogs) but there is a charge of 250$ per pet (Short term rental)
-- Lease Agreement: The resort membership transfer requires a signed lease agreement with the Owner and Tenant, and we will reach you for a signed lease agreement to be submitted to the office 15 days before your arrival. So, payment is due after signing the lease and 15 days in advance to get into the system to access the facility. A copy of your driver's license is required for your membership at the time of membership transfer
--Security Deposit (Refundable): 1000$ due at the time of membership transfer or when the lease is going to be signed and refundable if there is no damage to the property and we will return it within 30 days after the check-out. Just to ensure you have maintained the property in good condition and same as what we give you at the time of check-in. So far, we have not faced any issues, and everyone has been very nice.
Taxes (Non-refundable): There will be 12% Taxes for the rental period out of which 7% goes to the Florida department of revenue and 5% goes to the Manatee County for the rental less than 180 days. Tax is excluded for the rental more than 180 days.
