- Monthly Rent: Until September 3rd, I will guarantee the monthly rent at a reduced rate of $1,999. I offer this incentive to support you as the new tenant during this period, even though the regular rent would be approx. $2,500 per month.

- New Lease Agreement: The new tenant will have the opportunity to enter into a fully new lease agreement directly with the landlord, The Yard Ivanhoe. This lease agreement would replace my current contract, and the new tenant would be responsible for the full rent of approx. $2,500 per month after September 3rd.

- Lease Duration: The lease term can be discussed and negotiated with the landlord, allowing the new tenant flexibility in determining the duration of their lease.

- Additional Fees: $27 per month for trash collection.

- Smoking Policy: No smoking is allowed within the premises.

- Pet Policy: Pets are allowed, with a large variety of amenities for pets provided.

- Parking: Parking is guaranteed. Indoors parking is available on up to 8 floors, that are easily accesible from all apartments.
