Wedgefield, Florida is a laid-back community where golf cars and horses are used to get around as much as cars. Its name may have originated from the wedge shape that the two major roads near town make when they merge into one highway.
Wedgefield is a census-designated place; that means it is not an actual city but an unincorporated section of Orange County and part of the Orlando-Kissimmee metropolitan statistical area. The population as of the 2010 census was 6,705. The area has almost tripled in size since the 2000 census. This peaceful enclave is surrounded by nature, but only minutes from the culture and entertainment choices of Orlando.
Moving to Wedgefield
Wedgefield is an upscale subdivision centered around their golf and country club. Therefore, apartments for rent are few or non-existent. This does not mean home rentals are not available though. Expect to pay a premium to enjoy the lifestyle this little community has to offer though.
Allow yourself at least a month, and two may be better, before considering a move to Wedgefield because on top of everything else you will have to be approved by the homeowners association and agree to abide by all the deed restrictions they have in place.
Expect to pay the first and last month's rent, a security deposit equal to a month's rent, an application fee, and a sizeable pet deposit should you have one. The homeowners association may also add other required expenses. For instance, some developments require lawn maintenance to be done by landscapers; others may require repainting every five years or collect regular fees.
Be prepared to provide proof of income in the form of pay stubs and a W-2 form, undergo background screenings, credit checks, rental history checks, and be able to provide personal references. Before you meet with the homeowners association, a good tip is to have your car detailed, dress well, and rehearse your interview beforehand.
These are just general pointers for dealing with homeowner's associations and do not necessarily apply to Wedgefield. All associations, rules, and fees are different. On the positive side, Florida is less expensive than many areas of the country and there is no state income tax.
