Requirements:
12-month minimum lease.
Qualified Applicants will have a minimum household income of $5,200 month (jobs combined), from a verifiable job (W-2 and paychecks), plus 2 years on the job or longer.
Credit check: no charge offs (skipped debt) or evictions. A minimum credit score of 600.
Savings in a bank account of 3X rent (this includes the 1st month rent and security deposit)
Clean criminal record and no prior evictions.
Good references from current and past landlords
Previous landlord and employment references will be considered in approving or denying otherwise qualified applicants.
Tenants are responsible for lawn maintenance, electricity, gas, water, renters insurance (all required) and security system monitoring (optional).
Docs needed: bank statements, pay stubs, 2 utility bills. We do credit and eviction check.

Pet fee is $350 per pet and $50/mo pet rent.
Pets considered on a case-by-case basis- no aggressive-breed dogs will be considered.
No smoking in home.
All qualified pets must have current vaccination certificate.

Each person over 18 who will be on lease submits a separate application including 2 months pay stubs, 2 recent utility bills and a copy of photo ID. Credit and background check ($50/person) will be initiated after determining applicant qualification. Please note we use eRent for our applications. Long term tenant preferred.
