As Property Managers, we represent the homeowner. However, you are my customer, and we strive to serve you well from first contact through the whole lease period. Even so, we may share all information you and co-applicants provide us with the homeowner, as allowed by law, and we will use this information to select the best candidate.
Keep in mind that there is high interest in our properties. Please read/follow the instructions below BEFORE pressing the "Contact property", "Request a tour", or "Ask a question" buttons. Following these guidelines helps us serve everyone better.
SECURITY DEPOSIT / MOVE-IN DATE / HOW TO APPLY
The Security Deposit is between 1 and 2 months of rent (depending on circumstances), and well-qualified applicants may qualify for the pay-over-time security deposit.
If the selected Applicant wants their lease to start after June 26, a holding fee of at least one month's rent may be required (100% of which converts to the first full month's rent upon signing a lease and moving in).
Only real estate website applications are accepted (e.g., Realtor.com, Zillow.com). All adult occupants 18+ years old must be on the application.
WELL-QUALIFIED APPLICATIONS
Below are benchmarks for ideal responses on the application. We fully understand that it is unlikely anyone will submit "the perfect application", and we always consider exceptions for various aspects of the application. Common exceptions to "ideal responses" are listed in parentheses. Well-Qualified Applications are subjectively determined by looking at the combination of several factors including:
- Completeness of the application
- Additional information provided in the application that would help us see you as a sound/responsible renter, including details about why you want to move to this property at this time. Although this information is not required, there is a lot of weight given to this information
- Move-in date of June 26 or earlier (later move-in dates considered)
- Household income at least 3x monthly rent - submit verifiable documentation
- "Very Good" to "Excellent" credit score which is displayed in the credit report generated during the application process (lower credit scores considered)
- Low to no debt (significant debt considered)
- No collections (medical / student loan / legitimate collections considered)
- Currently employed 2+ years at your current employer (many exceptions apply depending on individual circumstances- exceptions should provide past/future employment and/or income source(s))
- No pets (although some pets will be considered - Pet Rent/breed restrictions apply - indicate how many and what types of pets - for dogs include weight/breed/age of the dog(s))
- Last 2+ years of rental history - provide detailed contact information for past landlords/property managers (if you owned your residence for some or all of the past 2+ years, please indicate so - and if you neither rented nor owned for some or all of the past 2+ years, please provide details)
- Criminal background check returns zero issues (traffic violations OK, provide details of all criminal matters that show up on your background check)
- No evictions in the past five years (or provide a detailed explanation if you do have one or more evictions in the past five years)
- Honest and non-exaggerated responses - there is no exception to this requirement. Selected applicant(s) will have their application fully verified
TOURS / SHOWINGS / OPEN HOUSE
Open House - Saturday, June 24, from 11AM to 1PM. Check the top of this page Saturday, mid-morning, for the status of the Open House. If this house is rented before the Open House, a notification will be posted on this page.
Only applicants who submit a well-qualified application can tour this house before the Open House. Please press the "Contact property" or "Ask a question" buttons after applying (or indicate in your application that you want to tour this house before the Open House), and we will notify you whether your application is considered well-qualified. If it is, we will set up a date/time to tour the house with you.
If you do not apply before the Open House, and you want to be considered to rent this property, we advise you to apply the day of the Open House as we will likely be selecting the final Applicant by end-of-day Saturday.
People who cannot attend the Open House on Saturday can request a different day/time after the open house by pressing the "Request a tour" button. These requests will only be acknowledged if they are submitted after Saturday's Open House.
We understand that some people living out of the area are at a disadvantage. Although online pictures of a house are no substitute for a live tour, sometimes a person may simply be unable to see the house in person despite having strong credentials. If you cannot see the house in person, please complete an application and request a video virtual tour. If you potentially qualify, we will email you a link to download the virtual tour videos.
