Standard pet fees:
$25/month pet rent PER PET
We use a third-party service, PetScreening, to ensure all applicants understand how to adhere to the property's pet and animal policies, even if you do not have a pet or animal. All applicants should complete a Pet, No Pet, or Animal Profile. Pet deposits and fees are determined based on the information pet owners provide to the PetScreening system. Fees are non-negotiable. The MAXIMUM pet fee for one pet is $200 and the MAXIMUM pet deposit for one pet is $400.
Other Details Include:
Tenant pays all electric/gas utilities
$50 utility fee is paid monthly for water/sewer/trash reimbursement. Overage reimbursements may also apply.
$18.99/month Resident Benefit Package will be charged each month (see details below)
Application Qualification Requirements:
-Causes for immediate application denial include but are not limited to: Eviction filings or judgments against any applicant within the last 5 years, OR Debts owed to properties or landlords or mortgage brokers, OR Debts owed to utility companies (not including cable/internet/phone services), OR Felonies at any time or misdemeanors in the last 8 years relating to fraud, drugs, theft, or violent offenses (assault, sexual, or weapons offenses), OR Open or discharged bankruptcies in the last 5 years.
-Household monthly gross income must be at least 3x the rent amount. Income documentation must be provided in the form of: the most recent pay stubs going back 60 days/2 months or an official offer letter for future employment to begin before the lease start date. Prior year’s tax returns or bank statements may be used on a case-by-case basis. ONLY TAXABLE or VERIFIABLE INCOME WILL BE CONSIDERED.
-WE ARE HAPPY TO CONSIDER APPLICANTS WITH HOUSING ASSISTANCE OR VOUCHERS. If your voucher covers only a portion of the rent, your income must be at least 3x the portion you are responsible for.
-Upon application approval, the deposit must be paid within 3 days to secure the property
-IF WE HAVE MULTIPLE APPLICANTS FOR ONE PROPERTY, The first application that is approved with a security deposit paid in full will secure the property.
