Houses Rule
Detached houses make up 91 percent of the landscape here. While the rest is pretty evenly divided between townhomes, condos, apartments, and mobile homes, you'll discover that most property rentals in New Franklin are houses. Even if you don't want a house, view a few to see what's available. A small house, for instance, could be an option if you can't find a suitable one-bedroom apartment.
Successfully Renting Despite the Trends
A low crime rate, good school system, gorgeous scenery, and nicely paced lifestyle have made New Franklin a good place to buy a home. Only 11.1 percent of homes are renter-occupied. While this is much lower than Ohio's average, but you should not panic if you are a renter. The city, at 26.68 square miles, has space, and hence there are some available house and apartment rentals. Success in finding one requires preparation and patience. Begin searching roughly four to six weeks before you come to New Franklin -- this will give you time to see a good deal of rentals. Additionally, searching in the late spring or summer will offer you the most selection, as this is when residents choose to relocate if necessary. If you aren't having too much success, hiring a real estate agent is highly advised, as this can save you time and stress.
Lake Homes for an Extra Penny
There are some houses and condos for rent and sale near Portage Lakes. Living near Turkeyfoot Lake, for example, provides you great scenery and proximity to Manchester Road, where shops and restaurants are located. Hence, it may be worth the extra cash to live here.
Utility Bills
In New Franklin, bills come separately most of the time, so do consider that in your budget. Rentals offering all utilities paid deals are non-existent. Keep in mind that negotiating is possible. Perhaps covering three months' rent upfront could get you some bills paid, like water or heating. Nothing makes drinking tap water more delightful than knowing it's free.
The Agreement
You won't be able to sign anything without one or two months' rent paid. Also, a deposit is required in case your beer brewing experiment goes wrong. While some landlords want a credit score, most just want to be able to trust you'll pay rent. Other than that, you should probably inspect the property; over 41 percent of homes were constructed before 1960, and while most are still fine, it's better to be safe than angry about bad drains later.
New Franklin Neighborhoods

Portage Lakes: All the lakes -- Rex Lake, Mud Lake, and Turkeyfoot Lake -- make this neighborhood. It's easy to get around on a bike, but long distances make four wheels much needed. This is the spot for water activities, golfing, and hiking. There is a good deal of housing here.
East Nimisila: Near the center of town and Nimisila Reservoir, this neighborhood also necessitates a car, but pizza is within walking range. Eating pizza while you're walking is awesome. Anyway, proximity to Interstate-77 and affordable housing make Nimisila a quality location.
West Nimisila: Near the village of Clinton, West Nimisila is also almost entirely car-dependent, unless you can fly. Then you're, well, not human, because humans can't fly. Chippewa Golf Club is close by.
