*Move-In Costs*

First Month's rent is due before moving in + a security deposit equal to one month's rent + $5. Money must be paid in full by bank or cashier's check prior to receiving the keys.

*Renter Requirements*

1. Background and credit checks are performed for all applicants.
2. Credit score must be 670 or higher.
3. Must be able to verify monthly gross income of at least $2,985.
4. Must have no prior evictions on file.
5. Must be a non-smoker.
6. No pets over 25 pounds.
7. Looking for someone planning to stay at least a year minimum.
8. Ideally looking for someone planning to move within the next 30 days.

*Utilities*

All utilities are paid by tenant. Water, sewer, trash and heating are initially paid by landlord, then reimbursed by tenant within 15 days after a copy of the bill has been sent to tenant.

*Lawn Care*

Lawn care and snow removal are the responsibility of the tenant. A lawn mower and cordless electric weedwacker are supplied by the landlord and easily accessible from a storage unit in the back yard.
