The miscellaneous repair items and furniture in these photos will not remain at the home. The tentative move-in availability date is April 15, 2025, however, the home may be ready before then. PLEASE SEE THE END OF THIS LISTING FOR SHOWING INFORMATION, INCLUDING HOW TO CONTACT THE PROPERTY MANAGER. ** INFORMATION REGARDING THE HOME: This is a 4 bedroom, 2 bathroom ranch style home that was built in 1973 and is about 1,603 square feet. It is located in North Augusta city limits and is just minutes from shopping, the North Augusta Greenway, SRP Park, dining, and more! There is a laundry room with washer/dryer hookups. The family room has LVP flooring, a fan, wall sconces, and a large window, which is perfect for welcoming the sunshine on these beautiful spring days. The kitchen and dining room are open to each other and have a peninsula countertop, which is great for extra seating and entertaining. A sliding glass door leads from the open kitchen and dining room to a large backyard that is fenced and features a covered patio and a shed for storage. Tenants pay all utilities. The heat is gas and the water is electric. Included in rent are the following kitchen appliances: fridge, oven, dishwasher, and over the range microwave. Pets are accepted on a case by case basis. Rental assistance programs and government assistance programs (i.e. housing vouchers) are NOT accepted. This home is just a short drive to Bobby Jones Expressway (I-520), Riverwatch, and I-20. RENT SECURITY DEPOSIT INFORMATION: RENT for this unit is only $2,095.00 per month. Tenants are responsible for all utilities (Water/Sewer, power, gas, and trash/recycling). ALL applicants are required to have a credit score of 610 or higher. If approved, the SECURITY DEPOSIT is generally $2,095.00, but may increase to a total of $4,190.00 (double). The SECURITY DEPOSIT is due within 48 hours of approval of application(s). Applications generally take 24-72 hours to complete, depending on how much data is supplied when the application is initially submitted, how long it takes to verify income and employment, and how long it takes the applicant(s) to provide any other required information. The LEASE must be signed within 48 hours of approved application(s). Approval is based on a mixture of credit score, rental history, total monthly income, and criminal background. $110.00 admin fee is due with first month's rent. APPLICATION INFORMATION FEES: Applications are a non-refundable $85.00 per person. Every person 18 or older is required to place a separate application. Only applications through Better Homes and Gardens will be acceptable forms of application. This home can only be held for a lease start date that is up to 2 weeks from the date that the application is approved (if applicable) by our office and IF the security deposit is paid and a lease is signed within 48 hours of approval. ACCEPTANCE IS BASED ON THE FOLLOWING REQUIREMENTS SET FORTH BY THE OWNERS: 3.5x the rent in total (combined) monthly income (i.e. $2,095.00x3.5= $7,332.50) Credit scores of 610 or higher Verified and approved rental history/ownership Criminal background ADDITIONAL INFORMATION: Rent at $2,095.00 per month is based on a 12 month lease.
