RENT & LEASE DURATION: Rent is due at the beginning of each month. The lease term is a minimum of 12 months (1 year). Month-to-month extensions are NOT available. If not renewing, tenants must provide 60 days' notice and vacate 7 days before the lease expiration date.
APPLICATION PROCESS: Each prospective tenant 18 years or older must complete a screening application through Zillow (applicants pay a small fee). This applies to all candidates, regardless of marital or familial relationships.
IDENTIFICATION: A current government-issued photo ID must be submitted with each application.
LEASE RESPONSIBILITY: All tenants 18 years and older will be jointly responsible for the full lease agreement, not just a portion.
INCOME REQUIREMENTS: Applicants must have a minimum verifiable income of 3x the monthly rent.
PROOF OF INCOME: Applicants must provide two months of pay stubs or bank statements. Self-employed applicants must provide the first page of their last two years' income tax returns and/or W-2s. At least one applicant must have a minimum of one year of steady, verifiable employment history.
REFERENCES & RENTAL HISTORY: Applicants must provide verifiable references for income sources and a history of on-time rental payments (current and past residences). Landlord references cannot be from relatives. Self-reported income is NOT accepted as a verifiable source.
CREDIT & FINANCIAL RESPONSIBILITY: Credit is evaluated case by case. A reasonable credit rating demonstrating financial responsibility is required. Discharged bankruptcies and foreclosures may be considered.
LEASE SIGNING & MOVE-IN: Approved applicants must sign a lease within a reasonable, mutually agreed-upon time. Before move-in, tenants must provide the first month's rent, a security deposit equal to one month's rent, and proof of utilities in their own name. Keys will NOT be released until all requirements are met.
RENTER'S INSURANCE: Tenants must maintain minimum liability renter's insurance throughout the lease term and any renewals. We do NOT provide insurance for personal belongings.
HOA COMPLIANCE: Tenants must adhere to all HOA rules. Any infractions or fines are the tenant's responsibility and may be considered when renewing the lease. Per the owner's policy, this is a strictly non-smoking property.
PET POLICY: Up to two small pets allowed (max combined weight: 50 lbs). No puppies or kittens. Non-refundable pet fee: $400 for one pet, $500 for two pets. Photos of pet(s) must be submitted with the application.
AUTOMATIC DISQUALIFICATION: Falsification of information, including prior evictions, felony convictions, family violence or assault charges, or judgments from previous landlords, will result in immediate denial. Incomplete applications will also be denied.
