I have resided at the Landing at Round Rock - now under the management of Avenue5, a residential property management company headquartered in Seattle, WA - for seven months. I experienced nothing short of incompetence, bordering on gross negligence. Residents submit maintenance work orders via the Resident Portal or by calling the front office (if one of the leasing agents answers the phone). Once you submit them, you should expect management/maintenance to mark your work orders complete or leave them open and untouched for months. You are either highly favored or have caused a massive scene if they arrive at your apartment to assist you. After not having A/C for approximately a month after move-in, maintenance arrived after I wrote my work order request in all CAPS. In June 2024, our unit AC stopped working. After calling the emergency maintenance line on a 95+ degree day on a Saturday, maintenance did not remedy the issue until 3:00 pm the following Monday thereby violating the TX Property Code. Maintenance had to rip open the wall to install a new control remote. I also waited two months for maintenance "to remedy" the mold issue within our unit. I submitted my initial request for mold remediation on June 16th, then sent in a mold kit for lab analysis, and then submitted a secondary request for the issue on July 20th. Amid the mold issue, our water heater breaks. We were without hot water for a week. I had had enough to the point where I called an attorney. Before I paid the retainer, we tried one last ditch effort - going back into the leasing office and speaking with a leasing specialist. Finally, they came at 3:00 pm and 4:00 pm respectively to resolve the outstanding issues. PLEASE BEWARE!! I am counting down the months before I move out.
