Three miles southeast of the downtown area in the Southeast/Grandview/Artesia area. One block from bus line 28 on Amanda St.

Recently installed kitchen countertop, pull-down faucet, and premium Kohler stainless sink. Central Air/Heat system. Stove and refrigerator are included if desired. Washer/dryer connections. Security lighting and burglar bars. Beige vinyl flooring in living and bedroom areas- black/white vinyl in kitchen.

The resident pays all utilities including water. Electricity is paid to CPS Energy and water to SAWS. No inside smoking is allowed and preference is given to non-smoking applicants.

Qualifying and Application Info: A $200 holding deposit is normally required with the application (will be refunded if the application is disapproved). A non-refundable application fee of $20.00 per adult is also required. Four occupants maximum are allowed, including children.

A $400.00 security deposit may be approved IF the applicant has good rental and income references. In some cases the deposit could be $850 or more. $20.00 background check fee per adult applicant, which includes National Tenant Network fees. Three years past rental/residential history is checked during the application process. Applicant must be able to furnish documents to confirm current and prior residence addresses, such as lease copies, utility bills, and proof of earnings.

A high credit score is not required. Can accept some criminal history and old broken leases, but no recent drug selling or violence offenses and no recent evictions. Income must be long-term, steady, and verifiable with some type of official proof. A monthly take-home income of 2.5 to 3 times monthly rent is normally required. We are seeking stable, mature, peaceful residents.

Your biggest asset to have your application approved is a good verifiable long-term rental history at a recent location and a steady income. Pets are negotiable but subject to strict lease rules.

Normally, only one medium-sized or smaller dog is approved. The fenced yard is shared with three other duplex residents (dogs must be restrained on a leash when outside and cannot run loose).

There is parking for one vehicle only on a concrete pad.
