Landlord pays for heat, lawn care, trash, water/sewer, plowing. Tenant pays electric, cable/internet, etc. Lease can be any length as long as it ends in a spring/summer month.

Good references and credit/background check and proof of monthly income of 3x the rent. Pets need excellent references and 6 months history with the household. No smoking.
