The owners of this duplex are very firm on all three (3) of their requirements. All tenants that are 18 years and older MUST meet all three requirements to be approved:

1) Combined household income must be 2.5 times the rent/WSG fee-
2) Credit score of each adult must be 680+- and
3) Criminal and civil background check.

Cosigners are welcome with a 740+ credit score and 5x the rent for income. We will accept dogs on a case by case basis. Showings must be scheduled by phone.

Anyone aged 18 or above who will be residing at the property must submit a Zillow application. We will (1) check your credit report for late payments, collections, judgments, bankruptcies- (2) check for any past evictions- (3) verify your employment, if applicable- (4) verify personal income, which must be sufficient- (5) verify your previous landlord references- (6) perform a criminal and civil background screening. THE FOLLOWING MAY RESULT IN DENIAL OF YOUR APPLICATION AND/OR OTHER ADVERSE ACTION: credit score below 675, late payments, collections, judgments, recent bankruptcy, unlawful detainer action (eviction) on your record, poor rental history, a criminal record with any drug or violence-related offenses.
