Move-In Date: Flexible move-in as early as 5/1/25

Lease Duration: 12-24 months
Security Deposit: $2,300
Payment Due Date: Rent is due on the 1st of each month. A late fee of $60 will apply starting on the 6th day if rent has not been paid.

Lawn Maintenance: Tenant is responsible for maintaining the lawn and outdoor areas.
Repairs: Tenants are responsible for minor repairs (up to $50) and general upkeep, including changing air filters. Major repairs will be handled by the landlord.

Smoking: Absolutely no smoking inside the unit or within 10 feet of the building.
Parking: 4 total spaces available 2 car garage and 2 car driveway. Cars leaking oil MUST be parked inside the garage, on the epoxy-coated floor. Additional parking is available on the street.
Subleasing: Subleasing is not permitted without prior written approval from the landlord.

Additional Information
Renters' Insurance: Tenants are required to maintain renters' insurance with a minimum coverage of $100,000.
Alterations: No alterations, including painting or drilling into studs, are permitted without prior approval.
Entry & Access: The landlord may enter the property with 24 hours' notice for repairs, maintenance, or inspections. In emergencies, entry may occur without notice.
Move-In/Move-Out Inspections: A move-in inspection will be conducted at the start of the lease. A move-out inspection will be scheduled upon lease termination. Any damages beyond normal wear and tear will be deducted from the security deposit.
Notice to Terminate: A 60-day written notice is required to terminate the lease at the end of the term. Failure to provide notice may result in forfeiting the security deposit.
