Rental Terms:
- Monthly lease for 12 months (can be terminated with 30 days’ notice).
- Holding over without a new lease will be charged 10% on top of the current monthly amount.
- First and last month's payment required before moving in.
- Late fee of $50 for any payments received after the 5th of each month.
- All residents must be listed on the lease.
- Rent includes trash, water, electricity, and gas up to a total of $400 per month. Any amount over $400 will be divided by the total number of residents.
- Basic internet provided via Wi-Fi at landlord's expense.
- Account required at "Avail.com" for lease processing, background documents, and payments.
- Renters insurance is mandatory (offered through "Avail.com" as part of the lease process).
- Screening reports, 3 years of residence and work history, credit, eviction, and criminal background checks required.
- Smoke-free property.
- No dogs, cats, or other animals allowed on the premises.
- Quiet time from 10 PM to 8 AM, 7 days a week."
