Like so many other small cities in California, the population is a mere 8,456 people. Probably one of the most exciting things about Waterford is the Tuolumne River, which also flows through Yosemite National Park. But don't worry; you don't have to be an outdoorsy person to enjoy this city. There are plenty of fun things to do indoors, starting with checking out the housing options here!
The vacancy rate here is very small. Apparently living near Modesto is the bee's knees! So just be prepared to put down a deposit when you finally find the perfect rental property in Waterford. Waterford City Center: As you might expect, this area is pretty walkable, yet it's still rather suburban for a city center. There are mostly single-family houses here, with some apartments and townhouses for rent. This neighborhood is east of Oakdale Waterford Highway, and just north of both the local river and Turlock Lake. Beard Park, Big Bear Park and the Waterford-Nora Ballard Library are all located here.
If you want to get around in this city by car, you will have to use State Route 132/Yosemite Boulevard at some point. When you need to go north to Oakdale or south to Turlock, the Oakdale-Waterford Highway is your friend. And if you want to try out public transportation, you can ride the Stanislaus Regional Transit bus to get around town. These various forms of transportation will come in handy when you want to head to surrounding cities to shop, eat, or see a movie.
So sure, there are no shopping malls or major attractions here. But if you are worried about a lack of things to do in Waterford, you can relax. The city has lots of activities to do year round. You can head to the many parks here if you are interested in events like River Park Committee Family Day, Concerts in the Park, or the Historical Society's Veteran's Day BBQ. The city also offers sports teams for locals, such as soccer and basketball, while the Lion's Club hosts everything from crab dinners to pancake breakfasts.
