If you love a house with personality, this 3 br 1.5 bath home with den has everything you need to feel right at home! Situated on a corner lot in a family-friendly neighborhood in South Boulder, our home is close to hiking, grocery shopping, restaurants, bike trails and public transit. Creekside Elementary School is walking distance and we are zoned for Fairview High School and Manhattan Middle School for the Arts. We plan to take our furniture, but could be open to leaving it furnished.

The house has blond hardwood floors throughout, making it feel light and modern. The main bedroom is large enough to house a king bed and has a private half bath with lots of storage. The second bedroom faces the enormous backyard and has a full wall of built in closets - perfect for one or two kids to share. The third bedroom we've used as a guest bedroom/office, as it has a built in Queen Murphy bed (which will stay with the house) and Flatiron views from the desk area, but could certainly be used as a traditional bedroom as well - it is still large enough even if you don't use the murphy bed.

The primary bath has been recently remodeled with a soaking tub and colorful mosaic tiles. The very large kitchen is the center of the open floor plan - full of light and all the appliances you need if you love to cook like I do, including a gas range, a convection oven, a very silent dishwasher and a drawer microwave (my favorite). A wall of European style cabinetry holds an amazing amount of cookware, pantry space, and dishware, and our orange Silestone countertops will be the center of many conversations.

The den is one of the most used rooms in the house. Designed with a mid-century feel, this room is acoustically perfect for watching TV and playing piano (our Yamaha G5 grand piano occupies a corner of this large room, and we would prefer to leave it with the house as well).

The utility room is a necessity for family living. Included are washer/dryer/ironing/drying stations along with a full wall of built in storage, including an area for your skis! No need to worry about where your games, picnic and hiking gear, etc will go - we've got room. Finally, an additional cupboard gives you room for all the Costco buys you may make, living 10 minutes from the Superior store. Our house includes a whole house fan and a large portable air conditioner - on the rare occasion that we need it, it can plug into the utility room and cool the whole house. Triple pane windows mean the house is quiet and insulated.

In the backyard you have a full shed, plus an adorable tiny house that I used to use as an office. exiting the back slider, there's a deck with a shaded patio table. Plum, peach, cherry and pear trees surround the yard, and golden and red raspberries grow in 2 of the 5 beds. The front yard is xeriscaped and you have a driveway for off street parking. Well behaved dogs will love the fenced backyard.

Our solar panels will dramatically decrease your electricity bill, but you'll be responsible for gas, internet (we have fiber) water, trash. We have a portable rolling air conditioner/heater that can run during the day for free off the solar.

We've treated our house with loving care - as you may have guessed, we've lived in it for many years. Our daughter is graduating, and it's time for our next adventure. We can guarantee the first year with potential for renewal if we fall in love with our new situation.
