RENTAL CRITERIA:
A minimum 12-month lease is required. Applicants must have a credit score of at least 600 and demonstrate a minimum income of 2 to 3 times the monthly rent (2-3:1 income-to-rent ratio). The credit score requirement is negotiable. An application must be filled out before any showings will be scheduled.

MOVE-IN COSTS:
Tenants are required to submit a non-refundable $35 background and credit check application fee. Before moving in, the first month's rent and a refundable security deposit equal to one month's rent must be paid in full. If the move-in date is after the 1st of the month, rent will be prorated accordingly.

If you wish to have a pet, a non-refundable $250 pet deposit per pet with a two pet max will be required in addition to the above costs.

UTILITIES:
Tenants are responsible for all utilities, including gas service through Ameren and electricity and water through the City of Columbia. Internet service through Mediacom is separate and the responsibility of the tenant.
