Application Requirements
1. Income Verification
Monthly gross income must be at least 3x the monthly rent (Section 8 applicants are exempt from this requirement; see Section 8 Applicants below).
Acceptable proof of income includes:
- Three (3) most recent pay stubs.
- For self-employed applicants: prior year's filed tax return.
- Official offer letter from a new employer with contact information for verification.
- Documentation of retirement, social security, disability, alimony, child support, or similar sources of income.
o Unemployment benefits are not considered proof of income.
o Rent and/or security deposits may be increased for high-risk applicants or those under rental assistance.
2. Section 8 Applicants
o Section 8 applicants must provide a copy of their TNQ Rent Burden Worksheet to verify the portion covered by HUD and the amount required from the tenant.
o Section 8 applicants are exempt from the 3x income requirement but must meet all other application criteria.
3. Rental History
o No rental judgments or evictions within the past three (3) years.
o Current rental standing with the landlord and previous rental history will be reviewed.
o Applicants with eviction history must provide an explanation and supporting documentation.
4. Utilities
o Applicants must be able to establish utilities in their name.
o Provide the following:
- A copy of a current residential utility bill.
- A letter from MLGW confirming good standing.
5. Criminal Background Check
o Criminal backgrounds are reviewed on a case-by-case basis.
6. Application for All Occupants
o All individuals over the age of 18 residing on the property must apply and be listed on the lease.

Pet Policy:
All applicants and tenants are required to complete an online application, or Pet Profile, with the details of their pet (photo, breed info, vaccination, and behavioral history) and attest that the information is accurate.
The Household Pet Profile fee is an annual fee ($25) paid by the applicant or tenant directly to Pet Screening. All Pet Fees will still be collected by Grind City Property Management.
• When paying by credit card: $25 per pet profile per year.
• When paying by ACH: $20 per pet profile per year.
• Household Pet Profiles are valid for one year upon activation, and they are to be renewed annually.
