A spacious three-bedroom unit on the upper floor of the beautiful single-family house is for rent. The upper-floor and lower-floor units use different entrances.
The neighborhood is quiet, peaceful, and friendly.
The unit is 1020 sqft and includes an open kitchen with a large marble table, a full bath, and an office room. The living room and both bedrooms have large windows looking out onto the street The deck is attached to the house.

The refrigerator, dishwasher, range stove, dryer, and washer are set up. All appliances are for your use only and nothing is shared with others. And you are the only one living on the upper floor. Car parking is on the street.

We are looking for a small family with one or two people to live in the unit. The lease may be one year or two years. The rent is $1795/month. The tenant(s) combined income must be at least triple the rent cost. Flat
rate utility fee $295/month for one person will cover all (gas, electricity, water, waste, sewer, Wifi and heat).
Second person will be additional $100/month.

All adults over 18 years will be subject to background checks.
The application must include a photo of government-issued ID (both sides), and a photo of pet(s) if applicable. 2 months current pay stubs.

Property tours are made by appointment only. Tours are not permitted at night. We will request a copy of your ID before showing it. When you tour, please take your shoes off.

Requirements:
1. 12 months lease
2. Non-refundable tenant screening fee of $50.00 per occupant over 18 years old
3. Proof of most recent pay stubs/proof of income and bank statements to support income (3 times of rent), reserve (4 times of rent), and W-2 or proof of source of income from the prior year
4. Renter(s) insurance is required with $100.000 liability coverage
5. References from two previous landlords
6. No application(s) accepted until the potential tenant(s) have toured the property by appointment
7. The first month's rent payment, last month's rent payment, and refundable security deposit ($1795) are due during the rental signing
9. A minimum credit of 660 is required for all applicants over 18 years old
10. An additional refundable security deposit of $500 is required for each pet that the tenant owns. For pets under 50 lbs, an additional $50/month is added to the original rent cost. If the pet is over 50 lbs, the additional rent cost will be increased to $100/month.

Plenty of parking is in the residential neighborhood street next to the house, and you will park on the street. The full bathroom and the large open kitchen are inside the unit. The refrigerator, electric stove, dishwasher, and dryer/washer are set up and only for your use, no sharing with others. You are the only tenant(s) who lives on the upper floor.
The kitchen has a large granite counter.

A $50 nonrefundable application fee per person is required for all 18+ people living in the unit for a background check that includes a credit check, criminal records search, eviction verification, past tenancy verification, etc..., ABSOLUTELY NO eviction history.

Good credit history is required for each applicant and a minimum credit score of 660 is required.

Absolutely no smoking, vaping, or drug use of any type is allowed.

Pet-friendly property, Pets are allowed case by case, pets' refundable security
deposit will be $500/per pet, and small pet rent $50/per pet/per month, larger pets between $50IB to 100IB $100/per pet / per month, and pets above 100IB $150/ per pet / per month.

Renter insurance is required prior to move-in.

Must pay for the first month's rent, last month's rent, and a refundable security deposit ($1795) upon signing the lease.

Due to safety issues, we do not show the rental unit after 7 PM. And require
you to send a copy of your driver's license before the house tour, we appreciate your understanding.

This rental property won't last long as you pay the condo price but live in a big single-family house. It could be yours if you act promptly.
