Just over 8 miles to Fort Eisenhower's (formally Fort Gordon) Gate 1, about 2-3 miles from the downtown medical district, and only about 4.3 miles to Augusta National's north gate. This home is located in a great neighborhood that is also close to shopping, night life, restaurants, and more! As you enter the home you are welcomed by a sizeable family room and dining area with a large window opened to the kitchen- perfect for entertaining. In the vast kitchen you will find a pantry, tile floors, a large amount of cabinetry for storage, a mobile kitchen island, and more. Just off of the kitchen is the laundry area, a full bathroom, and a bedroom. Down the hallway you will find 3 bedrooms and the second full bathroom. Each bedroom has its own closet and are roomy in size. The home has beautiful hardwood floors throughout the main living areas and bedrooms and tile flooring in the kitchen and bathrooms. Ample natural light is a plus in all rooms with windows in each room. The back deck, covered front porch, lush landscaping, and carport are just some of the exterior bonuses the home has to offer. SPECIAL NOTATIONS: The furniture and personal items in the listing photos are not included in the rental. Use of the shed is not included. The washer and dryer are available to rent for only $45 per month. The home has a separate basement rental, which is not included in this rental and is rented separately. RENT SECURITY DEPOSIT INFORMATION: Rent for this home is only $1,595.00 per month and includes routine trash and recycling. With an approved application and credit score of 620 or higher, the security deposit is generally $1,595.00. If approved with a slightly lower credit score, at least a double deposit may be required. If approved, the security deposit must be paid and lease signed within 48 HOURS of acceptance (generally known within 24-48 hours of applying) in order to secure the home and remove it from the market. QUALIFICATION INFORMATION: Acceptance is based on a mixture of credit score, rental history, and total monthly income. CREDIT SCORE- 620 or higher is required. If accepted with a slightly lower credit score (due to meeting income requirements and good rental history), at least a double deposit would be required. If accepted with a credit score of 620 or higher the security deposit is generally the same as 1 month’s rent ($1,595.00). RENTAL HISTORY- We verify applicants are in good standing with their current and/or previous landlords and that no unpaid rent/fees are due to current and/or previous landlords. Also, we verify no evictions have been filed on the applicant in the last 5 years. INCOME REQUIREMENT is 3.5x the market rent (i.e. $1,595.00 x 3.5 = $5,582.50 total combined monthly income). APPLICATIONS FEES: Applications are a non-refundable $85.00 per person. Each person 18 or older is required to place an application. NO ZILLOW APPLICATIONS ACCEPTED. The only applications accepted are through our company website at rentbhgaugusta.com. There is a one-time admin fee of $75.00 (total), which is only due if approved and at the same time as first month's rent. We are only able to hold a unit for a move-in scheduled for up to 2 WEEKS from the date of acceptance IF the security deposit is paid and the lease is signed by all applicants within 48 HOURS of acceptance.
